房地产行业:砥砺前行,稳中有进-2020年度中期投资策略
2020 年开年以来,受到新冠疫情影响,全国房地产销售规模出 现大幅下滑,1-4 月商品房销售面积和销售金额同比-19.3%和- 18.6%;而近期随着疫情逐步得到控制,叠加宽松的货币环 境,前期积压的居民购房需求得到释放,同时,全面开复工 下,房企推盘量充足,使得整体销售情况逐月好转。此外,1- 4 月房地产投资同比-3.3%,当月同比+7.0%,单月增速回正, 强势回暖。展望全年,我国的城镇化将持续推进,居民购房需 求仍然具备了一定的韧性,我们预计全年销售面积增速为-7% 左右,销售金额增速为-4%左右,地产投资增速为+3%左右。
