Home equity lending, also known as an equity loan, home equity installment loan, or second mortgage, is a type of consumer debt. Homeowners can borrow money using home equity loans as collateral. The difference between the homes current market value and the homeowners outstanding mortgage balance determines the loan amount. Home equity loans are of two types: fixed-rate loans and home equity lines of credit (HELOCs).
