房地产行业:行业景气度继续小幅回升,竣工大幅度改善-3月月报

摘 要:

从全国销售面积与金额来看,3 月份的住宅销售金额回暖带动商品房销售企稳。一线城市房价更加稳定,3 月份同比微涨。二三线城市房价同比有所下滑,但二线城市房价环比增速最高。我们认为,在政策支持,经济转暖和积压购房需求释放之下,带动一季度销售规模有所修复。拆分结构来看,销售均价较高的东部地区销售面积同比显著回升。当前政策正在形成合力,销售市场正在走向触底回升。2023 年3 月商品房销售面积同比-3.46%,前值-3.63%;销售额同比-6.34%,前值-0.07%。从分城市能级的70 大中城市房价指数来看,2023 年3 月一线城市、二线城市、三线城市的新建商品住宅价格同比增速分别为1.70%、-0.20%、-2.70%,前值分别为1.70%、-0.70%、-3.30%;环比增速分别为0.30、0.60%、0.30%,前值分别为0.20、0.40%、0.30%。
